We always kind of just sit on our hands from the end, middle of December to probably the first or second week in January, because for real estate agents, especially those of us that keep track of goals and productivity, it's a clean slate. So we start out 2026 with a zero and we're like, okay, how's this going to shape up?

What are the numbers going to look like? And coming out of the gate, we were very, optimistic because it was it was looking fantastic. It was a fantastic January, February. Then, for whatever reason, our march slowed down just a little bit more than normal. And so April's numbers didn't look that great. It was still because the first part was so heavy, it still looked okay.

Well, we've been five years in our building now. You have visited our property. And so we're pretty excited to be right there on the East side and have served the community in that specific neighborhood for five years. And we're very pleased and happy with our location there. Milestones other than that, just that we're out there still buying, selling and invested in real estate.

Yeah. So take me back to the beginning. What's, before real estate? What was life like for you? Well, I made a really good chicken parmesan sandwich at Burger King. Oh, okay. And I could. I couldn't quite beat the production line when I was making hamburgers. There's a couple of guys. V.J. was one of them. And he could whip up a hamburger faster than anything.

And then, got married really quick out of high school, 19 years old, and settled down and started having a family and to support. Well, I dabbled a little bit at Pepsi-Cola, doing the reception work up there, and that was fun meeting all the people of that organization, but never really triggered me to stick around.

And then children came. So I wanted to be home with the kids. And in order to do that and help support the family, I took up some house cleaning. Loved it. Probably would still be doing it today. And so that's what launched me into real estate about 23 years ago. Nice. So, so out of high school. Got married quickly. Was a stay at home mom. So what kind of education did you need to, you know? Or what did you need to go through to get your your license and start selling houses? Yep.

So high school education. So that's always, in the past, that's always kind of held me back because a lot of people that I work with rub shoulders with have college degrees, master's, whatever, and I'm just a little college or high school graduate that's trying to make a living. And so when it came time to do real estate, I had to throw myself back into education, which is the 60 hour, licensing requirements to get your to get, license as a real estate agent.

And you have to go to the classes, take the test and study, and, then after that you have continuing ed that you do throughout the year. But gosh, there's so much more than just that 60 hours of education that you'll need to make it in real estate. And a lot of that you do not learn and it's just a learning process along the way.

Yeah. So how many years are you in the real estate business now. 23 years as last month finished 23 years. And I didn't know if I'd last one year part. What was that first year like. The first year. Let me take it back to that first year. The first year I was on a team, and I didn't understand the flexibility that when they say that you're going to be your own boss, kind of like what you're doing and that you're going to be able to control your schedule and things like that.

I didn't understand, that sometimes to get a transaction, put together a real estate transaction put together, that there might be some give and take, not just from the buyer and seller, but also from the real estate agents, the people that are party to the transaction.

So I, I maybe should have started keeping track of how many refrigerators I had to purchase because maybe a seller took one out and they weren't supposed to. And the buyer's ticked and they're not going to close. And I'm like, okay, where can I find a refrigerator? And who can get it in the house for me? Or people that walk out of the house and leave a bunch of crap inside the home and you're like this, poor buyers I've been helping.

Who's going to do that for me, and how are we going to get this right? So a lot of that you don't learn that kind of stuff in real estate school or how to treat the customer.

Were there any specific moments where you realized that, you know, I can build something bigger than just me? Wow. Oh, sure. So, at one point, we decided that I wanted to break away from the franchise companies. I worked for Remax, Keller Williams, Berkshire Hathaway, and my boys, encouraged me. Just go out on your own, mom. Get your own brokerage. You'll do fine. And so I I'm not real big on big and flashy, and we can work hard and quietly behind the scenes.

It's in Altoona, Iowa, where we sell, you know, quite a bit of our where our sphere of influence is, besides the metro. So let's just camp down there. So we did my assistant and myself. We worked on a white church table, and this was five years ago.

Well, I guess we had a better thing than a table. But about six years, seven years ago, we were on a just a folding table. We each had a folding table, and I don't even know where we put our files, but we got the job done. We closed 233 homes that year, and it was just we are tucked away.

Nobody could get to us. We had no, yard sign or anything. And then, my son Joe came along. He wanted to join I well, I was actually hiring, and so he came. I said, I'm going, I need help. So he came along and he said, hey, do you think we'd get some desks? So not a big ask, but we got some desks for everybody.

And then the next year my son, other son came along. We got, we put up some walls. We did put a bathroom wall up because that was very necessary. But then we put other walls around. So we each have an office. The city of Altoona, would come and inspect every three months or every three years our rental.

Well, the third time they came, this would have been almost the end of the six years. They said, hey, you can't be doing this anymore. What the heck we've been doing? Now you can't because you got renters above you and you got your office here. You guys can't be breathing the same air. You can't be sharing space. I'm like, they are my parents.

And then, we also then a family lives there as well. And so it's worked really well for what, what it's served for. So, we started out that way. And then another person who I really respect in, in the Des Moines metro, specifically in Altoona, would be Mark Vander Tyke. And he came to me and he said, because I had listed some stuff that he would work on and flip, and he said, I'm going to be getting my real estate license because I'm done at the church, Lutheran Church of the cross, and I would like to work with you.

I thought, whatever, you know, I've heard so many people say they're going to get their license and then they never do. Sure enough, a year later, he called me and said, my license. What do I do? So I called my sons. I said, hey, Mark Vander tyke. He did get his license and he does want to sell force.

What do you want to do? They say, well, that's a no brainer, mom. He's he works for the he he built up that church. He's got good people skills. He does. He works well with volunteers. And he he doesn't make, like, a huge income. So he wouldn't be doing it for the money. He'd be doing it for the people.

And so he joined us. And then shortly after that, when we moved, before we moved to that house that were the office that we're in now, just people started calling me. I'm like, wow, that's where parks where you say, you know, how did you know you could create something bigger than you? I didn't I didn't. People saw it in me before I understood it, and that would be probably the same in a lot of successful people's lives, is that maybe they didn't see it, but somebody else did.

Because there were there were several times I wanted to quit, and the first time was when another agent yelled at me, and I've never been yelled at like that. Go go show him some houses. And he actually did really well. And I'm like, well, those were my buyers. Not that I wanted the income from those buyers, but those are my people. The relationships in a relationship, business and real estate. And what do you mean they're happy? They didn't. I didn't get to help them. And realizing that there are a lot of people that can do a lot better job than what I can do, and giving them the resources to get the job done, the encouragement, the support, the training, and then watching them blossom and flourish.

And so I think that's what's really helped our business grow in scale, is just being not trying to have my hands on every little thing and giving it to people that can do it much better than myself.

I will say that. And my first hire was my my assistant April, and she's been with me probably for, oh boy, maybe 18, 19 years. And when I hired her, there was no sleeping in for me. It's probably what drove me to those 200 plus sales in one year, because I had to make her payroll. I had a she wasn't.

And so I'd like to try to be transparent with them. That's the subtle part of marketing. The the other part of marketing, the logo, the shirts, the t shirts, all that. The Chamber of Commerce, I will say, is the foundation of where you start. I've had so many people that I've met relationships long term. We're talking about 20 years of being in the chambers, meeting these people. And the chamber gives, you pay a one time fee for the year, and then you have all these opportunities to help serve, and that's where it's going to come back to you.

And then listening to people that are smart in marketing. I happened to, farm boy, Jason McCarter was the first, first person that I ever talked to. And he was new in the business and I was new in the business. And I said, Jason, I don't have a team anymore. I'm doing my own thing. Can you help me?

So we maybe, don't blanket all of Des Moines with all of our marketing, but we'll take specific neighborhoods, schools, and plaster our stuff there, and then they actually go out and market or, a really good tool.

So when I walk into that room parks that's not, that's not I would it's still networking. But when I walk in there that's my board of directors. They're the ones that can be real with me.
